What sort of properties do you work with?
We work with all types of properties, from small homes up to the largest mansions. But please call us if you think we might be able to help you.
What areas do you cover?
Everywhere in the North East, from Durham to Alnwick and beyond, all of Newcastle and the Tyne Valley. Just call if you aren’t sure, we are likely to say yes!
What rooms need to be staged?
If you are selling, we generally recommend staging the star rooms – for example the main reception room, kitchen, principal bedroom and bathroom. But we can include anything that will attract buyers and make a difference to your sale.
How do you decide on the style?
We discuss style options and agree approach with you when we visit. We can accommodate all tastes, and our recommendations depend on the style of the properly and the most likely clientele that will be attracted to it.
What doesn’t your service cover?
We don’t do decoration, gardening or cleaning ourselves, but we have excellent partners who can help with these, and we are happy to project manage if you want us to. We can also organised photography if you don’t have an estate agent already managing that.
What does your service cover?
We do design and detailed recommendations for free, and our proposals include sourcing, installation, removals and storage as required. We also offer optional extras such as bringing in qualified electricians if lighting changes are to be incorporated.
What does a staged room include?
Everything that makes a difference to your sale! We make rooms ready for photography to stand out in a busy online market. This includes furniture of course, but also soft furnishings, mirrors, plants and flowers, linens and lighting. For dining rooms, we lay the table with beautiful crockery, cutlery and glasses. Bathrooms include luxurious towels and toiletries – the details that help people feel at home and want to live there.
How long does it take?
We will get a proposal to you within two days of a home visit, and it can take as little as 10 days from instruction to completed dressed property. The actual dressing itself typically takes two days.
How much does it cost?
The cost is different for every project. The minimum will be around £3k, a typical project might be around £5k, and bigger homes are generally more. But remember staging always costs less than a price reduction. And you choose how many rooms to stage and control the costs.
What's the process
The initial visit is free, as are our design and proposal. If you choose to go ahead, the payments are 10% on instruction and 90% on completed dressing.
What is the value of the furnishings you supply?
We can give you an estimate of this in our proposal. But for example, a project which costs £5k for us to deliver for you may incorporate £25k value of furnishings.
Can our buyer buy the furnishings?
Yes, we are usually happy to offer to sell the furnishings that have been installed. Your buyer will get high quality at unbeatable prices, as we buy from partner outlets at trade prices and will sell on at significantly less than the normal retail price.
Who is responsible for what?
We are responsible for everything in our care – so all furnishings during their transit and installation into your home, and any furnishings of yours that go into our storage. Whilst furnishings are in your home, they are to be covered by your normal household insurance. We of course are responsible for ensuring you get what you expect, on time, without damage.
Anything else we need to be aware of?
If the furnishings are to be returned to us (i.e. they are there to help sell a house rather than repurposing a room for you to use), then they are for display purposes only and not to be used.

Who is responsible for what?
If you are selling, our usual proposal is for three months. The first month is really important because, having got professional photography done, agents will post online and will alert their existing client base who are looking for properties like yours. Offers typically come in the following weeks and accepted in the second or third months. If you need to continue beyond that, we can either extend the staging on favourable terms, or you can remove it. Either way, your photos are permanent and can be used online as you wish.
